Our step-by-step guide below will give you a brief description of how easy it is to rent your property through us.

Market Appraisal

Click or call to book in your free, no obligation valuation today. Once we have received your valuation request we will conduct market research on your property and the local area so that we can prepare a rough estimation of what kind of rental figure you can expect to achieve.

Photos & Advert

Once we have agreed terms, the next step is to arrange a convenient time with you to visit your home to take our marketing photos, conduct a floor-plan and make notes of your property features so that we can create our very own creative descriptive advert for your property to boast the best features to attract applicants.

Going Live

Once the advert is ready, we will give you a call to let you know that the advert is about to go live on all major portals and we will discuss which days and times you are available for access for the viewings.

Viewings

When we have a suitable applicant who wants to see your property, we will always try to work around which days and times you have specified to us for access to show your property. There may be a few odd occasions where an applicant cannot make these times and we will be in contact with you to let you know and we will propose alternative dates but we will try our utmost best to stick to your preferred days and times.

However, if the property is vacant or if you prefer, we can arrange key handling for access to your property for viewings where we collect a set of keys from you and store them in our office in a locked key cupboard with a specific code on the key to increase the security in the unlikely event that the keys are ever misplaced.

Offers

Once we have carried out our viewings and we have applicants who are interested in renting your property, we will gather information from them regarding their residential and employment status, along with their proposed moving in date and the applicants’ requests if any, and forward these onto to you for your approval to collect the reservation fee from them to allow us to start the referencing.

Referencing

During the referencing process we will update you frequently to let you know how we are getting on with the rental progression. We can also be contacted at any point during the referencing process if you would like an update and the agent who is dealing with the file will deal with your request.

Once the referencing has been finalised, and the applicants are accepted by HomeLet, we will contact you with the full details of the final reports for your approval.

Before Move in

After we have your approval to proceed following the completion of the referencing we will confirm the final details such as arranging the applicants requests if any, your bank details for the monthly payment of the rent and arrange the collection of the keys for the day of the move in (if we are not already holding them).

If you would like to be present during the signing of the contract please let us know otherwise we will sign on your behalf with your permission.

Moving In

On the day of the move in we will arrange a time with the applicants to meet at our office to sign the paperwork, pay the outstanding balance, collect their keys and set off from our office to meet the Inventory Clerk at the property who will walk them around the property and take notes, pictures, meter readings and create a schedule of condition of your property that the tenants sign on the day of their move.

Mid Tenancy

Our Property Management Service will include non-expert investigation of defects, which come to our notice or are clearly and adequately brought to our attention by the tenant.

We offer two free property visits per annum, subject to permitted access by the tenant and if instructed to do so, we shall visit the Property once on a periodic basis and any other requested visits are at an additional charge of £72 inclusive of VAT per visit.

Please appreciate that any such visit can extend only to apparent and obvious defects and will not amount in any way to a structural survey or inventory report of the property. We cannot accept liability for hidden or latent defects. If we are unable to gain access no liability will arise for any loss or defect that takes place at the property.

End of Tenancy

Two months before the end of the fixed term of the tenancy we will make contact with both the tenant and yourself to discuss the potential renewal of the tenancy and if the tenant is happy to renew for a further 12 months, we will let you know so that we can obtain your further instructions and then revert back to the tenant.

If the tenant has served notice to vacate or if you have requested vacant possession of your property we will arrange a time to meet with the tenants once they have removed all of their belonging on the last day of their tenancy to collect their keys and carry out a brief inspection of your property.

We would recommend arranging a professional checkout with the company who provided the professional Inventory Check-In so that they can easily compare the schedule of condition from the day of move in to the schedule of condition which they will prepare on the day of move out so that you can have an itemised list of any damages to your property or the fixtures and fittings which will help with the process of claiming damages against the tenants deposit.

Renewal Commission after Initial 12 Month Period

The fee is based on the service selected above and reduces by 1% each year to a minimum of 7.2% Inclusive of VAT. Calculated on the annual rent and payable for the term of the tenancy and any extension thereafter payable in advance, or can be deducted from the rent on a monthly or six monthly basis if we collect the rent.
